Dubai is gearing up for a star-studded real estate unveiling as Bollywood actor Shah Rukh Khan prepares to front the launch of a new commercial skyscraper that will bear his name. The development, called “Shahrukhz by Danube,” will be introduced at Expo City’s Dubai Exhibition Centre on Tuesday, marking one of the rare instances of a global celebrity lending his name to a business tower in the region.
The project comes from Danube Properties, the real estate arm of the Danube Group, with its chairman Rizwan Sajan set to join Khan at the announcement. Positioned along the prominent Sheikh Zayed Road stretch, the 55-storey tower is being promoted as a next-generation workspace for international businesses aiming to capitalise on Dubai's expanding economic landscape.
According to Sajan, the emirate’s rapid growth continues to make it one of the most attractive investment hubs worldwide. He pointed to forecasts indicating a sharp population rise by 2050, arguing that Dubai’s property market—despite its fast-paced development—remains more competitively priced than major Indian cities such as Gurugram and Mumbai.
Envisioned as a high-end commercial address, the tower spans over a million square feet of constructed space. Office units begin at approximately ?4.2 crore, placing the building among the city’s premium commercial offerings. Developers say the project aligns with a milestone year for both Danube and Shah Rukh Khan, who each mark 33 years in their respective industries.
The skyscraper is set to feature more than 40 amenities, including a rooftop pool, exclusive corporate lounges, valet facilities and a helipad designed to accommodate Dubai’s future urban air mobility plans. Its location gives tenants quick access to major landmarks, including the Burj Khalifa and Dubai International Airport.
Danube will extend its trademark one-percent monthly payment plan to this project as well—an approach that has broadened its customer base by making high-value real estate purchases more accessible without sacrificing luxury.
Founded in 1993, Danube Properties has established itself among the UAE’s most active private developers. The company has introduced 40 projects so far, with nearly half already delivered and the rest advancing through various construction phases.
